Terms and Conditions
When you make your booking you are entering into an agreement with us. Please read our terms and conditions of booking below.
To confirm the booking we require a deposit of 50% of the total cost. Would you please make sure the deposit reaches us within ten days of making the booking. We will send you a letter confirming the booking and detailing the outstanding balance, which is due on departure.
We accept the following forms of payment:- For a deposit: cash, cheque payable to ‘Manor House Bed & Breakfast’, bank transfer or debit/credit card. For the balance: cash, cheque or debit/credit card. Please note that if you choose to pay by credit card, we will have to make a 2% charge. We do not make a charge for debit cards.
The price includes accommodation and breakfast. There are also complimentary tea and coffee making facilities in all rooms.
Cancellation and Insurance
Once you have booked your stay, our agreement is a legal contract and any deposit you have paid is non-refundable. If you need to cancel please contact us as soon as possible.
For cancellations made up to fourteen days before the booking you will not be liable for the total balance. For cancellations made within this time you will be liable for the total amount. (Every effort will be made to re-let the room and adjust the charge accordingly).
Failure to take up the booking without cancelling will render you liable for the total amount. For this reason you may wish to consider taking out cancellation insurance.
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control.
We would attempt to offer you alternative accommodation. However, if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Your accommodation will be available to you from 4.00 pm on your day of arrival. Please let us know if you are to arrive after 7.00 pm. Should you need to check in before or after these times please contact us.
Your accommodation must be vacated by 10.00 am on the day of your departure. Your bill for your accommodation will be payable on departure.
Damages and Breakages
Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation and its contents. Please let us know of any instances as soon as they occur. We do not normally charge for minor breakages but we may send you an invoice if the damage or breakage is significant. We may consider an additional charge up to £100.00 (dependent upon the damage and disruption caused) if you do not report the damage as soon as it occurs.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless it is proven to have been caused by a negligent act by ourselves or contractors whilst acting in the course of employment. Neither do we take any responsibility for injury to persons or damage to vehicles within the grounds or the parking area.
Guests are requested to use the prescribed areas of the grounds and garden areas. We take no responsibility for accident or injury in any area not designated as guest area.
Behaviour likely to cause a disturbance within the guest area will terminate the contracted booking at the discretion of the proprietors without course to refund any deposits paid and with full payment for all days booked.

We reserve the right to request some personal details from guests with regard to addresses and telephone numbers. These will be secured by us and strict confidentiality will be maintained with regard to this information.
